I REALLY appreciate your feedback on this. 

I found a former property manager (PM), who also used to own rentals, who's willing to go look at houses for me.  This is an out-of-state thing.  I'm curious to know what ideas you have on compensating someone like this.

Alright folks, I'm embarrassed to ask but I need it explained in a way that makes sense to me.

On the BP Rental Prop Estimator (under Tools) (Median Rent) let's say is $2500, but it's a duplex. Does that mean that you double it ($5k) or split it ($1250).

Went to PA for a Memorial Service, stayed with a cousin, helping with yard work, lawn maintenance rolls up (never met), we start talking, find out he’s a realestate investor, “No way.”, find out he does the Bigger Pockets thing, another “No way.”, read a lot of the same books, “no way, no way, no way”, listen to the same podcasts, you know, immediately become acquaintances, found a realtor thru Bigger Pockets, put in an offer, but they went with someone else. Wow! Didn’t even come up here for this, but it started the wheels turning. 

Buying property up here is more affordable (for our budget) than ATL. So instead of using HELOC to put down 20% and having another mortgage, we could use it to buy outright.

We got our PA business license and are under way for investing in this area.

Yea, CA kills you w/ a huge fee. Pace Morby says to go thru Wyoming for the most anonymity, starting w/ a holding co. He uses PCS or Prime Corporate Services. They’re a friendly lot, eager to help. Just understand they have their fees as well. You may want to reach out to David Greene (davidgreene24). He lives out there. If you listen to BP stuff you should be familiar w/ him.
