@Sean OToole  Thanks so much for the detailed response Sean.  I hadn't thought of a number of the items you mentioned and now see where the value that I've heard spoken of PR comes from.  I really appreciate you personally responding to all the PR references on BP too.  Clearly you're committed to your product and the benefits it can provide...which goes a long way for me.  Thanks again.

@Sean OToole  I've been researching Property Radar, have heard it referenced positively a number of times and have read a number of your posts.  Could you provide a short list of niches that PR is particularly adept at prividing info and lists for?  Thank you.

Hello BP. I'm putting together my first wholesaling direct mail campaign targeting distressed properties. I have yet to fully narrow my criteria and am considering 1) out-of-state SFR absentee owner, 2) owner-occupied SFR with at least 40% equity and / or 3) owner-occupied SFR with at least 40% equity, 55+ years of age. I'm also considering tax liens, divorce and probate.

I was hoping to get feedback about which sites you all recommend (Listsource, Property Radar, Rebogateway, etc) for list creation leading to greatest call generation.  

Also, do certain sites work better over others depending on the list criteria?  As an example, I've heard that Listsource and Property Radar are good for absentee owners whereas Rebogateway is good for divorce lists.

 I think there may be a caveat to this.  That is, those with high equity that are 55+ years of age.  The thinking is that these people have been in the house for a long time and sometimes are unable to keep up on home maintenance / repair and are often thinking of the next stage of their life (downsizing, senior communities, etc).....or a number of other possibilities.  Joe McCall once did a video demo using Listsource.com where he included "Age" as a selection criteria - specifically 55+ years of age.  Seems like a great idea.

Admittedly, I have not used this criteria myself and would greatly appreciate any feedback on the above (whether it's a good idea or ready for the circular file).  I'm scouring the forums to choose a direct mail marketing direction (my first official mailer) and am considering using what I mentioned above.

The info on this thread is great and hopefully you, @Tristan S., myself and anyone else will figure out what direction to go.  Good luck to everyone!

@Chris V.   I have definitely considered and now begun to implement what you mentioned above.  Through BP, I've connected with an established RE investor and am working on providing a value to him to further his goals.  In doing so, I'm learning, getting feedback, creating an accountability of sorts that's pushing me through the discomfort that has, at times, held me back and hopefully, soon, will be making some money.  As for the BP podcasts, they're invaluable.  Can't get enough of them.
