All different with different cost. Most people won’t know gas or electric as it’s not as common. I can’t help with electric and gas..and honestly I’d highly suggest staying away from gas if you can. 

Water and sewer..lots of different companies out there. We use metro for all of all park(500 spaces or so) 

There’s great for certain things. And there are better companies and worse out there as well.

Can you make his terms work?  Maybe see why it so important he gets what he wants, and if he won't budge, try and make it work.  

offer different solutions to his problem, like going to the bank or whatever financing route your going for your price of 295k, and then he carries the 2nd for a number of years for low money down/financing terms that are in your favor.  

If this doesn't work or you can't meet in the middle or are stretching, then move on, theirs other deals to be had and maybe in a months time hell come back to you.  

Also, how are you reaching your valuation?

This is not that far off in price so it is doable..

Buy it, then sell it for a larger price.

you can still purchase it...just might not be able to sell them for sometime if that is your plan.  check state laws and w/ your state MHA. they will know.

You can also sometimes pull the information from the auditor website. It’ll be like water lines and sewer lines on the aerial view of the property

So they only open it a few times a year. They doubled in size over the last year and like most of us only have so much time in the day. They are hiring more people so maybe they’ll have the bandwidth to move forward with it more. I’m one of the founding members of the academy and it was well worth the wait for it. 

MHU is great as well. But if your persistent getting a hold of someone or getting what you want can be done.

Yes, but they only do it a few times a year i believe.

Depending on where this location is(which may be worth more than the actual park operations). I wouldn't pay more than 50k for this deal based on a half empty park that is limping along and will end up costing more to run that just $215 a month.  But it really depends on what your exit strategy is and what your overall investment strategy is.

3 ways to collect. 

1. Have them give rent to manager and manager either deposits into the bank or into whatever program your using

2. Have them mail check or money order to PO box and do the work yourself. 

3. Have them set up on automatic payments or using a program where they can either deposit it at a bank, online, or another payment station. 

Easiest and most scalable is the 3rd option.
