Can someone tell me a bit about the 1031 process. What I mean is, I have a property I am selling and I'd like to 1031 it. Do I have to place all funds I recieve when I sell into the new property? Or, can I only place profits into and keep my equity from the previous property as cash deposit?

Hey guys. I haven't done any pre-foreclosure deals before, and just landed a lead from a friend of mine. His cousin is way behind on the bills and needs to get out of his house before it goes to foreclosure.

He is sending me the basic info, including note amounts, property value, address, possible repairs, etc.

Then what?

If it looks like a deal and I don't have the cash to buy this from the guy straight up, what should I do? Should I get a real estate attorney, wholesale it and double close?

If you can help, give me some ideas.

Can anyone walk us all through a land deal? I'm pretty unfamiliar with buying and operating large plots of land such as recreational land. Does anyone have any advice on this? Other than taxes and debt service, are there any other carrying costs?

Any other help would be great.
