I agree with the others - you should be looking to generate cash flow and some type of income, not breaking even. While it's true that breaking even in a rental is someone else building your equity, a single unexpected maintenance issue immediately puts you into the red. Hopefully, in your case, you can find a way to increase your income!

Hi All! My name is Steve Griffith and I am here on BP to learn everything I can about REI from folks who have previously, and are actively, investing.

I purchased a foreclosure which I fixed up back in 2012 while finishing school in Virginia, and have kept it as a rental since I left in 2016, although I've really left the management up to an awesome property management company in Charlottesville. I have recently relocated to Chapel Hill and plan to be here long-term.

My experience is otherwise limited to what I have researched online and reading Brandon Turners book on rental property investing. I would love to chance to get a cup of coffee with someone local and chat about how their Journey began, and where they are now. I would also love to hear someone's experience with investing in rental or BRRRR properties at a distance. I have seen some posts here on the BP forum regarding the challenges, and I would love to ask more questions of those who have done this successfully, or are in the midst of doing this. I look forward to networking and learning more from y'all!
