I wanted to get your thoughts on a real estate decision I’m considering.

I bought a 3/2.00 home in Tampa, FL in April 2022 for $245k at a 4.75% interest rate, I still owe $210K on the loan, my RE agent thinks it could sell for $280k ($70k in equity). It's cash flowing about $50/month after everything (PITI, flood insurance, home warranty, excess liability & termite protection) - if I got ride of termite it would cash flow $125.

I’m thinking about selling it but wanted to hear your perspective, especially since the interest rate is so low at 4.75% & I don’t necessarily like the idea of selling an investment property but know my money could potentially be better elsewhere. I have not explored 1031 exchange but given current interest rates may be tough to find a cash flowing deal elsewhere.

Hi,

I am looking for my 2nd house hack in scottsdale/North Tempe. My lender is requiring a “good reason on moving from my current primary residence” anyone have a good suggestion or does moving closer to work suffice?

Hi,

My business partner & I have a couple Short Term Rental Lease Arbitrages, were we rent the units with the consent of the landlord and put them on Airbnb/VRBO. If we wanted to get rid of one of our properties because we are going in a different direction, but still have 2 years left on our lease. What would be the best way to cancel that contract/how does that work out? It is a Mom & Pop Landlord. 

We are going to wait till April, but wanted to get ahead of the game. Any recommendations are welcomed, thank you!

Post: Potential Encroachment Issue

Hi,

I am about to purchase a home in Indianapolis. On the seller disclosure it says “We believe the garage is encroaching on the property behind the house by 4-6 inches but have no documentation supporting this.” That property it is potentially encroaching on is in the early-ish stages of being built for townhomes.

How big of a deal is this, possible remediations? All is helpful thank you

Post: House Hack & BRRRR Posibility

I own a home in AZ in which I am currently house hacking. I currently have an owner occupied mortgage at $1886/ month (2.75% interest rate) and 3 roommates. I did a lot of upgrades, putting green, added 4th bedroom, painted kitchen cabinet, etc. I am currently cash flowing $450 a month.

I want to get a 2nd owner occupied loan & buy a home in AZ. I spoke to my lender & I could get a 3.35% Fixed Rate. Would you recommend BRRRRing & increasing my interest rate on my 1st home or not Refinancing that home and liquidating 1/2 - 2/3 of my stock portfolio to pay for the down payment of the 2nd home? Any help is so much appreciated.

If you have any experience with BRRRRing I’d love to hear how it went. Thank you a million:)
