Hi, I'm a newer investor with a couple of rentals here in Southern California. I just sold one of them, a long-term rental that wasn't cash flowing much, and now I'm doing a 1031 into 1-3 more rentals. I have about 180K to invest and am hoping to do that wisely. I've been crunching numbers for potential houses here in California as well as Lawrenceville PA and a few other places.  I do enjoy design and the satisfaction of transforming something slightly distressed into a whole new place but I would also like to do this as passively as possible, especially if I'm doing it mostly from out of state. Is there anyone out there who knows the Lawrenceville market really well. The reason I chose that location is that I have friends and family who live out there and I wouldn't mind flying out there a couple of times a year to do some work/visiting. Otherwise I'm hoping to find tenants who are willing to take on helping manage the property in exchange for slightly lower rent...either that or hire a property manager.  Also looking for a realtor who is experienced with investors and knows the Lawrenceville area really well (and possibly Shadyside also) or an honest wholesaler! Thanks!

Thank you all for your responses! I am still in the beginning stages of considering this option. I'm trying to decide if it makes more sense to do this rather than to a 1031 exchange into another investment property. Right now I net about $100 on rent monthly and though the house has appreciated in value over the last 7 years of renting it the cash flow is low. I'm hoping the buyer may be able to put about 15% down and make monthly payments that would get my cash flow up a bit. If I'm able to avoid realtor and bank fees I was thinking there's a chance the buyer and I could both benefit...I do still owe on the house though and I need to find out if there's a due on sale clause, thanks @Rick Stein for bringing that up. I also need to look into the installment contract idea...lot's of homework to be done!

Hi, I'm a newer investor from Orange County CA with a couple of SFR's and I'm looking to sell one of them. My current renter has been there for a few years, has been an excellent renter and would like to purchase the house. However, he just switched jobs (got a promoted position) and is having a hard time getting financing. I was thinking about the possibility of offering seller financing but I still have a mortgage on the house...I do have about 290K in equity though and think we both benefit if I'm making close to 5% interest and he's able to purchase the house.

That said, I've heard that seller financing can be tricky if the seller still has a mortgage. I plan to hire an attorney to help but was hoping for some advice here also. Thanks!

Thanks for the welcome all! @Eric Dowling I was planning to do a 1031 exchange but am trying to decide whether or not to split my equity and try for a flip in addition to purchasing a multi-unit rental. In that case I believe I can still do the exchange and pay taxes on what I keep for a flip. I'm not sure I want to put all my eggs in one basket...but still doing the research! Looking into combining my equity with a hard money loan to buy more than one property without having all my own capital in it. Any suggestions?
