Chris Gorman are you a first time investor? If so, holding off for a bit might not be the worst move you can make. I know most people might disagree with me, but if you buy wrong on the first one it could do some damage. Just my $0.02.

Asset prices and fact that we are likely at or past the apartment cycle's peak in the markets I cover.

Invest an as LP with a syndicator or fund in whatever asset class (multifamily, office, retail, etc) you believe in most.

$25k/unit? There's not a market in the entire country where that's a class B asset.

Yes other than books you don't need to spend any money on "training." The best MF syndicators aren't wasting their time putting on seminars, they are busy doing deals!

Rishi Ramlogan why wouldn't you just invest as an LP with a multifamily operator who has a fund or takes outside investments? That's passive and you get ownership of property and all it's benefits.
