Post: Property Manager calling previous Landlords for tenant reference?

Hi,

I'm wondering if most Property Managers call the previous landlord(s) for tenant reference?  As a independent landlord I have always found this to be immensely helpful in finding a quality tenant.  It doesn't sound like this is normal practice for the mgmt company I started using in Gainesville and I'm wondering what is considered "normal".  It seems they go off of credit and background check alone.

I live in Gainesville and have a vacation property on the Suwannee River (1 hr from Gainesville) that would be great for an AirBnB rental if I could find a good manager.  We rented it a few times on AirBnB and had a good response but I don't have the time or desire to manage something that intensive.  Right now I've got other commitments keeping me from using the place and it would be good to see it used if someone else could manage it.

Or open to other income producing ideas for the property.  The few folks that did use it from AirBnB were pretty rough on it, but perhaps because I'm not local they felt the pet policy could be taken lightly.  Thanks.

Thank you for your reply.  We have one window unit in the main living area (but not in a window, it is cut out of the wall) and then a window unit in each bedroom window for a total of 3 window units.  The heat sources are the main window unit in the living room does both heat & cool, and then there is a propane furnace in the living room as well.

I'll have to think about installing central air. Maybe not that hard since I have access underneath.  House is up about 10 ft off the ground.  

On a side note, why are window units hard to insure?  What is the downside of these on an elevated structure?

Is anyone aware of an insurance company that will insure a river vacation house that is elevated on wooden stilts/piers and has window units? The foundation below the piers is concrete.

@Jared Townsend  Thanks for your reply.  Yes I noticed that about the liability limits.  It just seems overall with my properties this 6 plex is way more price per unit, and wondering what alternatives there are.  I'll look into the Wind Mitigation savings when I do the roof since I'm pretty sure it wouldn't be up to spec.

Hi

I own several multi family buildings in Central / North Florida and for example on an older duplex I pay $700 a year for insurance, which I feel is a good deal.  I am under contract for a 6 plex (built in the 1920's) in a different city but in the middle of the state as well and I am getting quoted for 5K a year for insurnace.

Is this what everyone is experiencing and any alternative ways to get some relief from that premium?  I'm a higher risk kinda guy, would really just want to make sure the loan would be paid off.  My other properties generate enough I don't need to worry about loss of income.   Not sure how much these items impact the premiums.  We tried changing the deductible levels but it didn't do much to the premium.

Do you manage these yourself?  Was the area that the tenant fell a known hazard they had warned you about or that you should have known about?

I agree with the other poster, I think you will be fine and just keep on enjoying life.  Sorry that you are having to go through that!

I was one of the bidders, at 1k over asking, but got bid out.  That quad was priced very low for the area.

and good luck.  We try to motivate tenants to leave as much as possible but it is not fun losing out on months of rent.
