Those properties are a real leap of faith haven’t tried one yet. What did you set aside in case you needed a new septic system?

Hello,

We have a property under contract that has practically new safe step tub. Looking for a New britain area plumber that can remove it and do a remodel on the bathroom. Anyone have recommendations on a investor priced reliable plumber. Thanks.

I understand you can’t do any work on a property your IRA owns. What if you have a portion of that property owned by a LLC? Can you argue you are doing work for the LLC portion?

Hi Zachary,

My wife and I have had our business Facebook site for several months. We set it up after we completed a flip to try and attract buyers. Although we generated some interest, a buyers agent produced the buyer not Facebook. 

Recently we started running Facebook ads to attract sellers, but to date we have been unsuccessful. We have run about five ads with no success. We also have a Carrot website, but have not generated any leads there either.   We are tying to re-build the website and will start running ad words next week. 

We would be really interested in knowing how your pulling in your sellers.

Has anyone done wholesale deals as an agent in CT? The board contract states it can't be assigned. Do you use a boiler plate contract that does not have that clause or can you strike out that clause? Does anyone have experience with this? Thanks.

I'm looking at starting my marketing campaign and from what I see it has to be numbers driven by your local conditions. So I'm looking for wholesalers or rehabbers for your opinion and experience. 

1st. Average number of leads needed to convert to a deal in ct?

2nd. Average value of deal once completed. Wholesale or rehab.
