the attorney for the plaintiff will give you the number that the bank will be bidding up to at the sale if you call or email them a day or so before the sale.  

Most call this the upset price.  Saves everybody time if you know what that number is.

@ Matthew Smuts Caveat emptor - let the buyer beware. Generally a mortgage foreclosure sale is intended to convey clear title to a property. However, only junior liens are divested (wiped out). Therefore, you want to make sure that it is a first mortgage that is being foreclosed. Municipal items like delinquent taxes and water and sewer will also be paid from the sheriff's distribution. Remember there are no guarantees. If someone made a mistake in the process you are buying that mistake. Is the property going to sale this coming Monday or do you have more time to look into this? Hello BP community!  My name is Greg Wilkins and I currently have a buy and hold property in Cherry Hill, NJ.  I am interested in learning more about real estate investing, so I have been reading and listening here and BP.  My goal is to provide my family with a little more financial freedom through learning from others about real estate investing. 

I have worked at law firms representing creditors in foreclosure actions in Pennsylvania for 17 years and have a strong understanding of how foreclosures work and solving title issues.
