 and @Jarod Hallthank you for the advice on starting out. I've been sending messages to local contractors--any idea what you would say specifically? Like: "I have such and such experience and am offering permit set document preparation?"

Does anyone here work as a freelance architect while doing development/investing in real estate? Or maybe is starting a small practice? I've been working for architecture firms for 11 years but now have tasted freedom by buying my first rental properties (3 now) and a parcel of land for my own development.  Am trying to figure out how to maybe start working with clients or work remotely while I supervise rehabs, new construction--how to advertise for simple, small scale jobs. Would love to connect.

hey Brian, could you repost the link to Nick Catney? I'm interested in investing in Birmingham, Chattanooga, and Knoxville as well. So far, I've invested in Cleveland and am looking for another market closer to home.

It does really depend on the area. Could you share with us what you bought? I bought a $9k house a few months ago in Cleveland west of Ohio City, in the shoreway. It took around $25k more to fix and rents for $700, but much had to be redone including digging up the old sewer, new plumbing, new electrical box, flooring, all new windows, new gutters, new furnace and water heater, and a complete rebuild of bathroom and kitchen--much of the work, including plumbing, I did myself or hired very cheap local labor. The sewer was a big surprise bcs it was not caught before I bought--(I inspected the house along with my friend who contracts and has rehabbed over 100 of these), but we did not catch it.

brilliant. will install the niagara stealth toilets on next ones for sure!

The water bill is astoundingly high--around $300 or more for my duplexes as well--i have water saving aerators and shower heads.

I've been reading about the city renovating the sewer system at a huge expense. Does anybody know why water and sewer in CLE are really so high?
