I have used TransUnion SmartMove, https://www.mysmartmove.com/

Another one would be TVS, https://www.tenantverification.com/, who I have not used but know of others who like them.

DCREIA basically tries to sell their mentorship program. Fine if that's what you are looking for but I felt like it's mostly a sales pitch.

@Brandon Turner It's kind of me too. My wife and I purchased a townhome, lived in it for two years and decided to keep it and rent it rather than sell it. We are self-managing, so after mortgage, taxes and insurance, we make $180/mo. Accounting for property management and maintenance expenses would put us in the red every month.

Try using Redfin. You can filter by multifamily. There aren't a lot of duplexes or triplexes listed though, that I ever see. Possibly contacting for rent ads and asking if owner is interested in selling. Good luck!

@Joseph Ball That's a really good story. It's always a good time to buy, at the right price. I had also thought about looking into investing in Gainesville. What were your experiences there and what type of tenants and areas did you own properties?

@Nick C. I know I'm late to the FL game but was wondering how late. Good to know there are still some opportunities. It sounds like I may be focused on the wrong product type for the area then if there aren't smaller multis in good areas with reasonable prices. So the type of tenants I'm looking for are wanting ro rent SFH?

Hello,

I live in northern VA and am looking to find a less expensive market with a growing population to invest in. I feel like with the baby boomer's retiring, they will want to move to warmer climates, creating a demand for housing. I'm looking into Pinnellas and Hillsborough counties and need help figuring out what areas/neighborhoods are good for rentals. I am looking for areas that are nice, with good schools, in-demand areas or up-and-coming trendy areas where demand will increase. I would prefer to invest in multi-family, like a duplex or four-plex.

What types of properties are tenants looking for?

What areas are in demand, are up-and-coming and/or have good schools?

What kind of rents are you seeing?

Welcome to BP. Apartment market is getting a bit tight right now but still can find some deals in the city, if that's where you are looking. Pricing on SFH and townhomes seems to be softening for the moment, at least. Best of luck!

Thanks, all, for your feedback and suggestions. When I hear from the tenant that they want to move out, I will advertise  and screen but possibly have the tenant show the place due to it being easier to schedule. I will make the tenant pay for any vacancy.

Steve, the tenant wants out of the lease. I like your idea of just signing a new lease with a new tenant but we don't want the new lease to end at the end of November, though suppose we could do an 18 month lease instead with a new tenant.

We do plan on letting the current tenant do all the legwork though.
