I’ve been hearing some chatter about large hotel chains lobbying significant funds to push for regulations or outright bans on short-term rentals like Airbnb. As someone actively investing in STRs and looking to scale, this raises some concerns for me about the long-term viability of this strategy.

I understand the tension between hotels and STRs, especially in popular tourist destinations, but I’m curious:

  • How real is this threat? Are there specific cities or states where this lobbying is already having an impact?
  • What can we as investors do to protect our investments? Are there strategies or steps to mitigate the risk of new regulations?
  • Is anyone here adjusting their investment strategy because of this?

I'd love to hear your thoughts, especially if you've seen these challenges in your market or have insights into how STR investors can navigate this potential shift.

Hi everyone,

I’m currently scaling my Airbnb business and reinvesting all my property’s income into growth. Eventually, I’d like to start using the cash flow to pay myself and work toward replacing my day job income. However, I’m unsure of the actual process of paying myself as a business owner.

Here are some questions I’m hoping to get clarity on:

  1. How do you legally and practically pay yourself from your Airbnb income?
    • Do you transfer money directly from your business account to your personal account?
    • Are there specific steps or systems you follow to ensure it’s done correctly?
  2. How do you structure your payouts (e.g., set salary, percentage of profits, or other methods)?
  3. If you operate under an LLC or other business structure, are there tax implications or requirements I should be aware of when paying myself?

I want to ensure I’m doing this the right way while keeping my finances organized and compliant with any regulations. Any advice, tips, or examples of how you’ve handled this would be greatly appreciated!

@Greg Strunak have you tried the anti-barking devices they sell online? A friend had a neighbor move in with several large dogs that barked all day, drove her crazy. Neighbor wouldn’t remedy and city didn’t care. They put up one of these devices in a tree near the fence line and problem mostly solved. That with a privacy fence should help.


 Ive done some research, that seems like a great place to start!

Please help,

We recently purchased an investment property. For context this is a cabin in the woods. Upon purchase we found out that our next door neighbor is a “dog breeder”. He has 30 plus dogs that fight all day long and bark all day. As soon as you walk out of the cabin the dogs race to the dinky fence about 80 yards from the cabin and bark like they want to kill you. We have had complaints from guest about the dogs barking. These are also German Shepards. I am concerned 1. That this is a puppy mill. 2. For my guest safety if a dog gets out. 3. The noise. When I confronted the owners about the dogs he didn’t want to hear anything I had to say. What are my best options to fix this issues for both the dogs and my guest.

 One of the issues we are worried about is being penalized by air bnb for refusing booking request. I have read of you decline bookings air bnb will not push your listing being a new host that worries us.

Yes this was a air bnb booking.

They also smoked weed in the house stinking the whole house up badly and stained a brand new bedsheet, trespassed on our neighbors property making them very upset. Any tips on dealing with these issues. Also we are thinking about implementing a security deposit, does anybody do this. 

We just installed a eufy, it works great remotely as well as for guest. 

What are some of the best/affordable wifis for remote areas. I am in the logan/hocking hills ohio area. We use spectrum right now, which is about $85 a month and works well. Just wanted to do some research and see if this is the best option or if there are better deals.

We were able to fix the problem by disconnecting hospitable thru the air bnb application and then reconnecting the app. Seems to have corrected the issue.
