Does anyone have suggestions for lenders to work with?  I'm looking to buy multifamily properties, rehab, and then refinance the properties to keep for rental portfolio properties. 

My tenant's lease is up July 31st and I'd like her to vacate.  She's always paid on time but is rude.  Also, I can update the apartment and charge considerably more for it.  

My understanding of Wisconsin law is that I only need to issue a Notice to Vacate 30 day prior, or June 30th.  Is there anything more to it than that?  Is there any reason to not give her the notice sooner than June 30th.  I'd be prepared to give the notice on May 31st, any reason not to?

I just bought a duplex. The upper is vacant and there is a tenant in the lower unit on a month - to - month lease. The rent of the lower unit is below market. I plan to do some renovations in the upper unit before I get a tenant in it.  

My plan is to not rock the boat of the lower tenant before I get the upper fixed up and rented out.  At that point I would like to increase the rent of the lower unit and have a longer term lease.  

Any advice on how to handle the lease of the lower unit in the meantime?  Do I need to do anything before I ask for higher rent?  Does the current month-to-month agreement transfer to me?

Hi @Dave Carpenter, thanks for replying.  I own one rental property but looking to get more active.  I'm looking to do a rehab/flip project and hopefully grow from there.  

I'm am an experienced DIYer but since I work full time I am looking to hire a GC to manage the project.  I don't have any contractor relationships or experience estimating rehab costs.  

If you have any experience here, contacts or suggestions, I'd appreciate the advice.
