Hot Spot no pun intended its probably the hottest spot in the US thats not in death valley LOL
Yeah Yuma is brutal. I was unlucky enough to spend some time there during my military days, and it's one of the most miserable places I've ever been. However, my experience was out in the field, living in the elements. Not a normal experience in the community.

 So when a big industry like Elon moved to Austin and Intel built a new dev. center in Columbus,OH ; that's a remarkable second start that go long way for the next decades. It's the high-end job creation that creates real estate that has the highest potential.

I left out many great areas but to list a few:

Charlotte, NC
Nashville, TN
Durham, NC
Virginia Beach, VA
Charleston, SC
Austin, TX
Columbus, OH
Miami, FL
Grand Rapids, MI

Thanks Ace. Could you maybe provide a little background on why you included Austin? Over the last year Austin has been one of the most overpriced markets in the US. Would love to know why they're on your short list. Thx.

I'm personally not a fan of paid mentorships. I've seen way too many scams out there. A lot of these folks don't have the experience they claim to have. The way a lot of these "gurus" got rich is from selling training & mentorship courses... not actually from RE investing. 

I recommend studying the market on your own, studying history, study these forums, or perhaps try to meet an experienced investor at a meetup or maybe a distant family member who is willing to teach you some things. 

I don't know many successful investors who make lot of money on RE who offer paid mentorships. The ones I know spend their time making more money on investing. 

Post: how hard is it find a good deal?

In my opinion it depends on your definition of a good deal. Are you looking for MF, LTR, STR?? In general finding a home run is going to be difficult. By home run, I mean 15-20% COC on day one, turn key property. They are out there, but they're unicorns and are usually snatched up before they hit the public market.

However, there are definitely good deals to be had on the open market. Some of these are OK deals that have the potential of turning into a good deal in a few years. Or there are ones that require some time, money, and creativity to make them into a good deal. 

It's not super straight forward and a lot of it has to do with how much time you have, how much money you have, what strategy you're trying to implement, and what your appetite for risk is.

Hey Bruce, any update? My guess is that they didn't read the "not suitable for children" disclaimer and wanted to make sure you're ok w/ her kids being there. Either that or something unrelated. However, interested to hear what it ended up being.
