@Jim Peret contact them.  It could be they are ready to sale, need cash for another deal, etc.  I am looking at two multi-family properties now that are investor owned.  One of the partners has moved to another town and is wanting to liquidate.

@Andy Thoman talk to the neighbors.  I don't have much luck with that, the neighbors call the police when they see me in their yard.  But....my wife is a professional talker.  After 5 minutes she will have the entire history of the vacant house and names and birthdays of all of the grandkids, the dogs name, what kind of coffee they drink, etc.  A couple years ago a neighbor invited her in for supper.  Left me sitting in the car.

@Jeremy Leech I agree with everyone.  House hack in a duplex.  Look at every one that you can find and start making offers.

If you purchased one of your other rentals recently, look into the reverse 1031.  It may qualify.

And/or call a local closing attorney.  Tell them the price and situation.  They can tell you a good ballpark number to use.

I would only do that in my own house, and hide the silicone slit on the back side so my wife doesn't see it.  When I do plumbing work for pay (I am a licensed plumber) I would of course suggest the $1,500 option.

You are probably right.  I am a jack of all trades, master of none.  But I want to be a plumber when I grow up!

Not so much slope so nothing will stand up under there, but just enough so water will run out the front under the doors.
