Someone asked me where to find a good plumber and I just thought this would be good info for everyone.  When looking for a plumber, electrician, etc., go to the local supply shop (not the big box places, but the places where the pros buy supplies).  Tell the guys at the counter what you are looking for and they will gladly give you a list of the best tradesmen for the project.  I have never been steered wrong by these guys.  They will not send a jackleg out to your property because they know you will come back and throw a fit.

@Cody Evans  the list from @Mindy Jensenis fairly comprehensive, but like @Brian Pulaski said, it is not necessary at this point.  But, for a really good list to go over before you sell the house, just Google "items that Home Inspectors look for".  You can find detailed lists with hundreds of items to check off.  It might save you a surprise and a potential deal breaker when the buyer hires a home inspector.

Interest only for maximum cash flow.  Just be thrifty with the cash.

Make a spreadsheet of every sub-contractor you can find (plumbers, electricians, carpenters, landscapers, etc.).  Offer to meet them all at the house and get prices on the updates.  Think of ways you can bring value to the table from day one (big box sales on flooring, cabinets, light fixtures, brother-n-law works at a plumbing supply house, etc.).  Any information or service you can offer will let him know you are eager to learn.

Did the seller counter at all?  Seems like a decent offer you made for the condition of the property.  I might have started at 98K.

Unless your state has something else in the law books, you only need a license when bringing buyers and sellers together.  Look up the state Realty Association and e-mail the legal helpdesk there.

Just go with the best rate. Either refinance and get your money out, or HELOC. Sometimes a credit union will have fantastic rates on a HELOC.

House looks great.  I would stick with the current price.  Wait till after the new year and then consider a small price drop just to get it on the hot sheets.  Also, consider a price increase to put it on the hot sheets.  I have found that sometimes a price increase will pique some interest.
