Flipper Agreed To Work With Newbie

Hi All!

A flipper has decided to walk me through two of his new homes he just acquired through the end of the flip as a learning experience. This is really cool. He wants me to estimate rehab costs and then he will compare it with me. How would you suggest I prepare myself to get the most out of this experience before this Saturday when we meet at the property for the first time?

I am coming in with comped ARV but again any hints on how I can be the best prepared and provide value to him with all my newbness?

Have a notebook, tape measure, etc so you can go through the house and get accurate info. What year was the house built? Certain ages of houses can generate questions you can either ask, or look for when you are there. I assume he knows you are 100% green to all of this? If so, he probably expects to guide you some.
