I got my license just thinking it would help me find buy and holds, then somehow got sucked into the sales part of it, and now I really enjoy that as well.

Congratulations on getting started.  It can only help in your real estate endeavors :P

I use ntn online, and it has a nationwide criminal check.

Like others have already said, I wouldn't disqualify a tenant based on that.  It would be different if he was actually the prostitute :)

How does yours compare to the one that sold for $425k?  That's a big difference - it sounds like it might be a different class of property.  Either that or you could just have a home run :)

Welcome @Scott Pigman !  

Austin is definitely a competitive market, and it's hard to get the same kinds of returns possible in other parts of the country.

That being said, you can still cashflow here, and there are plenty of areas within a 60-90 minute drive that aren't as competitve

I used allied and it worked for me.  It was super cheap.  I did the basic package and I think it came out to $300 something.  Make sure to ask for discounts though.  I think they gave me a referral discount that was around $100 off the list price.

@Brian Marshall, Price fixes everything.

Are the other houses in the area renting?  How long is it taking?  How much for?  How does your house compare to theirs?

Do they have an MLS up there in MD? Can it be posted to that so agents can bring you tenants?

That's interesting @Aaron Wyssmann I wonder if it's just a different market.  There are plenty of agents here happy to help people find a lease!

Am I the only person who would rather pay an agent 30% when they bring me a good application than do the showings myself?  I tried renting out my first SF by myself, but it was a 25 minute drive away which made me vow to never do it again.

I'm an agent myself though which saves the listing fee (if you bought your property through an agent many will list the rental for free if you have a good relationship).
