I live in Texas. If I were a licensed realtor, would it be legal to buy investment properties for my REI LLC, and charge the seller a 3% buyer's agent commission for my company buying the property?

Post-auction excess funds recovery work.

Thanks, all. I've been talking to a conventional lender (conventional mortgage), but could switch to using a commercial loan instead. If I did the commercial route, would it still affect my personal credit/DTI/etc.?

I'm buying a rental property soon. Should I get the loan in my own name, or my company's (which was just formed as has no investment history to back it up)? Weighing pros and cons.

I'm researching a property for sale in Fox, OK, and was wondering if anyone knew anything about that area. I'm in the very beginning stages of research, and would (obviously) visit the house before purchasing it. But if the area was a big red flag, I'd just as soon skip the hassle and move on. Any thoughts?

This is the southern part of Leander (almost to Cedar Park). As to assumption, that's not something the owner would be up for. Could you quantify your guess as to a reasonable assignment fee? I understand it wouldn't be much, but would like to get some insight into what specifically that would mean to you.

Paint and carpets are pretty much all that need doing in this house. What would you say is a reasonable assignment fee?

I am closing in on a wholesaling buy and wanted to get experienced insight as to whether this is a good deal or not. Also, I'd like to get an idea of what I could reasonably ask as an assignment fee. Here is the deal:

Leander, TX (Austin area)

3/2 1744 sq ft

ARV: $235K - $245K

Purchase Price: $193K

Repair Estaimte: $7K (on the high side)

Any help would be greatly appreciated. Thanks in advance.
