Post: Analyzing Deals. Am I doing this right?

I have built my entire portfolio on 100% leverage (no cash in the deal) and have questions about which other metrics to use for analyzing deals. My focus is on commercial multi-family (5 units or above). I've updated my model with an IRR calculation, but now have more questions about what data to factor in. Should I include appreciation, depreciation, loan pay down, etc.). Cap Rate is the obvious answer but I wonder if I am being too conservative in my reserves. My current model factors in 26.5% total reserves for Cap Ex, Maint, Vacancy, and Prop Mgmt. Looking for some clarity....

Any veterans in the group? I have a young person who I am desperately trying to influence to do something material with his military signing bonuses. Would love to chat with someone who bought their first house while still active and living on base, etc., and while also taking advantage of whatever lending programs are available to active duty personnel.  Any recommended books, podcast episodes, etc.?

Thanks all.  As mentioned, while "ramping up my knowledge base" which implies that I am indeed reading, listening (Fairless, et al), and seeking counsel, I think it would be beneficial to visualize a sample contract or two.  Not looking for a shortcut, was just looking for context as a starting point and to apply the content.  Thanks for the feedback!

I’m ramping up my knowledge base on syndication. I’m looking for a Sample syndication contract to help me visualize how a deal like this is structured.   I understand the breath and complexity of this topic.    Just trying to get familiar with the contracts and structure so I can start having conversations with potential investors and set some expectations

Hello folks, I'm finding a plethora of online real estate class providers.  How does one confirm whether or not the provider is a recognized and qualified provider for the PA real estate license?  Can anyone refer to a provider they used?

Callout to my Pennsylvania registered LLC peers for any sanitized copies of an LLC Operating Agreement that might be better tailored to an LLC dealing in real estate. I find my free RocketLawyer boilerplate lacking a number of important areas (some of which come astutely recommended by @Bill Gulley), including but not limited to:

  • signature authority
  • purchase authority and limits
  • accounting for ongoing Member cash contributions during start up (we're a young LLC buying our first few properties which are not yet generating revenue).
  • where to define roles and to what level of detail (banking, tax filings, payables, payroll, rental operations (screening, lease agreements, etc.), business operations (phones, facilities, BiggerPockets subscriptions, etc.)
  • "refusal to act" (thanks Bill)
  • "forced sale" (thanks Bill)

I'm drafting our LLC Operating Agreement and I have a general question about divorce and the spouses of Members. We are registered in PA. When a spouse is NOT listed as a Member of the LLC, can he\she make any claims against the property of the LLC? I see no mention of this circumstance in the RocketLawyer boiler plate I downloaded.

@Bill Gulley, great information.  Your feedback prompted me to add quite a few additional "items" to our draft agreement.  What a pain...drafting legal documents is surely not the reason I started this business nor where I want to be spending my time.  How come they never share these topics on HGTV!?  ;-)

Hi, I'm looking for referrals to providers of virtual voice and voicemail systems that allow for multiple extensions with voicemail.  Right now we're using Google Voice, but I want a system that allows me to redirect, for example, calls from current tenants to Person\voicemail A, and calls from prospective tenants to Person\voicemail B.  Looks like Grasshopper might offer this, and possibly the Google Voice plugin Ooma Telo.  Are there any others that I've missed?  Thanks.
