@Zachary Deal thanks. I have contacted a few Hml I've come across online. But seems like they have a lot of input on how the operation will run. Understandably(it's their risk). And somewhat unfavorable terms.

I have a deal in hand that I can swing cash but will not leave enough for the renovations. Maybe if there there is a loan to cover renovations?

idk I'm just spitballing, trying to learn the financial side of things.

I have my first fix n flip property I am looking to close on around the Hammond, la area. Looking for a local bank preferably for a hard money loan. Any suggestions? If not is lending one or tidal loans a good option?

@Shawn Mcenteer Haha wow, that is impressive with 4 kids! I believe it would be a nice way to work into REI and paying down the mortgage all at once.

Trying to see if anyone has experience on bringing someone in to do a joint mortgage to qualify for FHA loan for a house hack.

I have a primary residence already and 3kids under 3 so house hacking is out for me. However, my little brother has just graduated college and has been paying for a bedroom in a friend’s house and is a good candidate for a house hack.

With intentions of him being the primary resident/in-house landlord would this be a good way to get us both started in REI?
