@Kevin S. thanks for the info I'm new to the calculator on here thanks a lot for the lessons. I'm thinking about using hard money to get the property then using conventional financing once I have the property. 10% 2 points for a few months. what do you think?

what are the consequences if someone is not able to move the property and can't pay the loan back? 

Is it similar to a foreclosure on your credit?

they have plenty of information on this, I was looking into doing this myself the videos that I have seen, make a lot of sense and seem like they work, YouTube has a bunch.
