Check out any of these fine members that say they are located in the Houston area see if they can help you out. Read reviews, you have the capital, find someone that needs it and is willing to work with you to buy something you think you would want to do on your own sometime in the future

@Hugo De hoyos 40k is asking a lot. For them to show you how they do something. Why dont you look in your market for someone you can partner with and flip something with someone a little more experienced than you and get the experience that way?

Update: Found out that audible is an amazing resource for going through a lot of books while working. Listened to "Rich Dad, Poor Dad", "Long distance real estate investing", "the book on rental property investing", "extreme ownership", "how to win friends and influence people", "7 habits of successful people", "never-split the difference", "the miracle morning", and "start with why". I've attended 3 bigger pocket meet ups all by the David Greene Team, and have created a simple system of analyzing properties available on the MLS using RedFin .csv data available. So things are looking good making small steps everyday.

Currently, working on setting up small goals to work through to find found what is the cost of financing to give myself a savings target that will work for lenders.

Also, working on setting up questions, checklists, and systems to start investing.

@John Chason

Im taking the BP community silence as it’s probably some kind of scam.

@Beau Fannon At the moment still trying to decide on what I want to focus on. I'm thinking SFR, but all the BP podcasts I've been listening tend to emphasize how as a real estate investor we want to scale as much as possible. So I may start looking at multifamily units potentially if the numbers make sense.

@Isaac Pyle Sounds like a great idea. Just be sure about your criteria and fall in love with the numbers.
