The will should dictate who can enforce the terms of the rental agreement. The executor of the will is likely responsible.

Any North Dakota landlords want to share the scoop on what is was like before, how it is now, and what the prospects are for the future?

Exciting times it appears.

  • A 700-square-foot, one-bedroom apartment in Williston costs an average of $2,394 a month, according to Apartment Guide, an online website for apartment hunters. The same apartment would cost $1,504 in the New York area, $1,411 in the Los Angeles area or $1,537 in the Boston area, the Williston Herald reported.

Anyone use smart phone controlled locks?

The logging feature and key sharing seem like they could be handy on a renovation house that has a lot of contractors coming and going.

Great perspective everyone!

As with most things real estate, it appears that region plays a large part of the "answer" to my question.

A major problem in my area (Richmond, VA) is that - being so close to the James River - a lot of the soil here is "expansive".

For the uninitiated / non soil experts-

  • Clay soil, also known as expansive soil, is dramatically affected by weather. So when it rains, the clay soil expands more than other types of soil. And when it's hot, the clay soil dries up, creating a big gap between your home and foundation, which makes room for foundation movement and settlement.

Clearly this type of soil (and the related foundation issues) is not as prevalent in other parts of the country. So perhaps my subject line to this post should have been "How the heck do YOU deal with slab houses built on clay soil?"
