I have been doing a house hack the last few months of my 5 bedroom SFH (have filled 4 of the rooms and I live in 1 of them) and am now renting an external garage here for someone with an antique car. Do you recommend an umbrella policy?

In addition to the renter having comprehensive insurance, do you also recommend he has obtain renters insurance for storage? Or would storage insurance be separate and a better option in this scenario.

I spoke with my insurance agent and they let me know that the renter's comprehensive would cover damage. The structure is covered by my insurance but not someone else's property (a car) inside it. I am just trying to play out worse case scenarios where their auto insurance would refuse to cover the damage to the car and try to push it off onto me.

I am renting a detached garage to someone that is not a tenant at the property- they are storing their classic car there and plan to keep it here for about a year while e builds a new garage at his house, will not be stopping by to take it out more than every few months. Do I need to take out addt'l coverage if something like a tree fell on the garage roof and damaged his car? I called my insurance broker and they told me the renter's comprehensive auto insurance would cover this. Thoughts or suggestions?
