Hello BP members,

My partner and I are ready to go up the next level of Reba"rehab and flip" properties. Currently, we are experiencing some funding issues which with time and deals will work itself out.  We are willing to give a higher interest rate on the initial investment with a lender. What will you members view as the main criteria to initially develop a GREAT first impression on private money lender?

I am glad there are a few investors such as yourself remaining in the industry. I have been in of an investor who is willing to give my partner and I a chance at rehabbing some properties. We are driven, determined and motivated individuals. We have been wholesaling for the past six years. We will like to move up the next level. I hope you continue providing assistance to fulfill projects.

This is a very good question. In my opinion, I think it is a good practice to add the expense to your formula. The "flipper" will make the decision to either fix or not once they own it.
