I'm looking to get started with my first multifamily rental property. I'm particularly interested in the Ford Lauderdale/ South Florida area. Miami if possible. I've done some research, it would be great to hear from those who have experience in the area. These are a few things I'm curious about?

What Neighborhoods are ideal for investments?

How much should I expect to invest in a triplex or quadplex?

Are their any financing options for first time investors in Florida?

Any tips on finding good property management?

Any advice or if you can recommend, point me in the right direction would be greatly appreciated.

Thank You,

Greg

Quote from @Walter Pineda:

Hey, listen to a lot of podcasts for courage lol: Find a market, find an agent, find a contractor, find a property manager and find a lender the core four as in the BRRR by David Greene. Do you want a Turnkey property? or want to BRRR? House Hack? I'm always happy to talk to another investor just hit me up. Good luck on what ever you decide.

Walter, i'm looking to turnkey property. What do you use as a source for finding property managers??

Quote from @Douglas Mallett:

Sun Tzu, on knowing yourself -

“If you know the enemy and know yourself, you need not fear the result of a hundred battles. If you know yourself but not the enemy, for every victory gained you will also suffer a defeat. If you know neither the enemy nor yourself, you will succumb in every battle.”

Do you know who you are, investor-wise?

Define yourself first, then take what you want from the market.

Or, let the market define you, and it will take what it wants from you.

If you know your strengths, weaknesses, preferences and risk profiles, etc, you can observe the market, learn and find a niche - or several - that you can master.

If you don't know any of this about yourself, you can jump into the market and it will gladly show you!

All the best!

Hey Doug love the quote. Courage is the biggest obstacle. Along with just gathering  enough information to make an informed decision.

Hello Joseph thanks for the information. I'm looking for passive income. Do you use property managers? If so how do you go about veting them so you can develop a trust factor?

Quote from @Joseph Crunkilton:
Do as much research as you need to feel comfortable. But experience is the best teacher. Once you buy your first rental you're officially an investor. I learned more from my first rental than any book.

What specific strategy appeals to you? Are you looking to be passive or active? Personally, I prefer to be almost completely passive.

Hello Mackaylee thank you for your response. If I wanted to purchase property sight unseen out of state to rent similar to a turnkey situation. Is that wise to not physically see the property? Also how does one find a dependable good property manager???

I am new to Bigger Pockets. I am very much interested in investing in real estate for a couple reasons. Generational wealth being a father of three.Leaving a string foundation for my children and additional streams of income to retire off of. Any advice for an ambitious neophyte?
