Just left the bank. I can get 40k for 15 years. IF the appraisal is right. Gotta get my estimates now.

Well I can pay cash for the house if I get the right price but I can't pay for the rehab. So I would like to know if I should buy the house and then get a rehab loan, OR roll it all together... House and rehab. I was told the house rented for 650. I' leaning toward rolling it together. Meeting with lender this afternoon.

Ive found a house. It needs a lot of work. Asking price is 14,900. Houses in the area range from 50-60k. Prob C- area. Im guessing i can get it for ten. The electric is new since a past attic fire. It'l need a total roof replacement. Floor sags along the mid line of the house. House has new windows. I want to gut and replace the bathroom. Other than that its great! Haha. My question is, if I can pay cash for the house do i do that and then finance the rehab or roll it all together? If I BRRRR it, can i pay closing with the cash I get out after refit? I'e been reading forums and listening to podcast nonstop. There' a ton of info to go through. Thanks in advance.

I've met with a couple investors in my area. I'e driven a few neighborhoods and compiled a pretty good list. What's next? Find owner obviousy but then...? I haven't legitimately evaluated a house yet. A few tips?

I just saw a thread where you talked about help to buy and rehab a property. Then mortgage to pay back the help. Is it really that easy? I'm so new to all this. I think we have a 10k in equity in our house right now. My pickup is paid off but it's 12 years old so I dont know how much credit I can get. We have great credit scores and only one credit card we pay off monthly or his a small balance.

I'm Greg. I've always had the entrepreneur mindset. I ran a small landscaping business for a few years but gave it up for a steady job. Several years later my family has grown and settled again. I'm back in the market for a business and real estate looks like a good place to be. I'm interested in wholesaling, small multi family rentals and maybe some light rehab flips. I've met a couple a guys on BP already and gotten some great ideas. The forums and podcasts are definitely valuable. Thanks in advance!
