I operate the BRRR strategy in St. Louis County only. Nothing against the City of St. Louis (in fact that is where my day job is located). We picked up two single family houses so far this year. One was a wholesale acquisition and the other one was a MLS acquisition. Driving for dollars is one of my key strategies. Bought a totally remodeled single family house using this simple strategy several years ago.

Since we have more than 4 rentals, we now use Rockwood Bank exclusively.  They are very friendly and will let me pre-sign after working hours the night before.  Minimum 5% interest rate.
