Hypothetical HML, 12%...3 points is what I have been given from multiple lenders. 3 months seasoning period. Hopefully I'm not running the numbers incorrectly.

Would this be a good idea?

Refinance my VA Loan into a conventional Loan, place that property up for rental and re-use my VA Loan to purchase a Duplex or Triplex to start my real estate journey. BTW this will happen all in the same location (San Antonio).

What are your thoughts about this, has anyone done something like this, or would it even be a good move? Thanks for your input.

@Tom S. The reason I said it would be difficult came from reading posts and some podcasts! Know Im new and don’t have anything under My belt. I’m looking to getting into flips and then holding down the line. Just looking for advice, being difficult won’t stop me though lol.

75% purchase

$995 for doc fees
