My advise would be to both, move into a nicer home (to make your wife happy) and to also turn your current home into a STR. You mentioned that this is where you are most passionate. That should be your starting point. Find what excites you the most and go from there. You mentioned your shiny object obsession which tells me that you have probably put some time and effort into making your current home pretty nice. You may not need to do a lot to it in order to make it a very desirable STR. Best of luck

Does anyone know of any meetup groups in the Santa Cruz/San Jose CA area? Im new to this and would love to start surrounding myself with people in my area that I can run ideas by and learn from.

Hi everyone and thank you in advance for any help you may be able to offer. I’m am a soon to be out of state, real estate investor. I want to buy and hold single family and small multi-family homes. I want to do this for the short term cash flow and long term equity. 
I currently own my own home and am wondering how I can leverage the equity in my home to buy my first rental property. I have looked into helocs but am concerned about variable interest rate associated with them. What are some other options I could be looking into?  I would love answers but would love resources to help me learn the process even more.

Hello everyone, my name is Greg and I'm brand new to the forum and to Bigger Pockets.  I want to get into real estate investing, however, my market here in Santa Cruz CA is out of the question.  So I am planning on being an Out of State Investor.  Right now the problem Im coming up against is that I don't know if the neighborhoods Im looking in are any good, a.k.a. are they A,B,C or D neighborhoods.  What are some strategies or tools that others are using, as out of state investors, to find this information.
