I wouldn't worry about getting televisions, your various cats can entertain them, but you might want to invest in sprinklers for the hoses!

Potential alternative... partner with a respected local chef to offer your guests a discount on cooking classes. I suppose this could be done in the STR, but if it were me, I would look for a chef that has their own nearby location to offer classes.

tobonsai.com - Haven't tried them yet so can't give a first hand review, but after listening to the owner interviewed on a STR podcast it seems that he has thoroughly vetted suppliers to get a good product to STR owners.

I was thinking of trying Allyvolt. It could make sense depending on your location and it adds another source of income for your property...

Unfortunately, they do not always have a lot of comparable properties in close proximity, so pay close attention to them and decide if they are useful or not and exclude ones that are not.  It is also worth the time to open each comparable in Airbnb to see how it actually compares to the property you are considering. 

Read "Short-Term Rental, Long-Term Wealth" by Avery Carl, all of your questions and more are answered. You'll need a reliable cleaner and a handyperson or two.
