Why not continually cut the extension cord? Every time he runs a new one go and cut it again. He probably move out once his TV was shut down=)

I think the card looks great. I'm surprised you got such a low rate of return. I would however point out that your contact number is not obvious looking at it. I'm sure its on there somewhere but people don't want to work that hard to find it. If the number is big and bold some will call as soon as they get it, if not they may set it aside and never come back to it.

I just built a steel storage building. It's 40 x 100 with 16) 5x10 and 16) 10x20 I'm at about $90,000 including dirt work and civil engineering, everything. I think about $10,000 for the dirt work, I had to put a culvert in.

I've heard really good things from others who used JNS Builders in St Cloud. I did call them for a consult on a project of my own and they told me that I didn't need anything done. Not real often roofers are accused of honesty=)

Hi Jerry

Welcome to the group! I'm up in St Cloud and also new to the forum. I have asked a few questions and the people have been very helpful. You can also learn a lot from what others ask and the answers they get. There is some very smart people here. I'm would like to connect with a BP group in MN and have no problem driving to the cities if others are interested.

Just a fun fact: I use to own the Jimmy's Pizza in Elsworth many years ago. I didn't live there, I just had it as a investment. Can see how that worked out for me=)

I do agree with Joel, if its not going to be a win-win the broker has no incentive to hold your license. If all you're doing is using the resources of the broker and not contributing to their bottom line then its not a win-win. I don't do as much leg work as I really should to get business (I own two other businesses in town) but I am out there talking real estate and drumming business up. I'm more of an agent then investor, although I am both, and that's a win-win.

KW is a great agency and I love the people. I would highly recommend them once he's licensed assuming he wants to be both, investor and agent. We all have people we know and people buy and sell homes all the time. Might as well make money with your license. I would recommend approaching all potential "deals" he comes across with the utmost integrity. If its something he's asked to list and wants it for himself he has the duty and responsibility to tell his broker and the homeowner. Trying to slip anything under the table will not only open you up to problems it will cause you to loose your integrity and the peoples trust.
