 @Arthur Buffington - this was the first four plex that we had looked at as a possibility when examining the area.  It came on the market and we kept an eye on it and when another property we had also considered was sold, we chose to go this route.  It is a buy and hold - will need some upgrades but we expected to do that based on what I've read on BP.
