should I have a check list of things to look at. Roof, walls, paint, plumbing....things like that?

so how do I prevent from making the mistake of low balling the repairs to much?

As wholesalers how do we accurately estimate repair cost for the end buyer? Do we need to hire an appraiser?

yes I mean my offer price, is the mathematics different for a homeowner who owns the property free and clear vs someone who still owes a lot on the mortgage?

when planning to wholesale full time when is the right time to set up a business, before my first deal? After my 3rd successful one?  Also what is the right entity to create for just me and my girlfriend as partners?
