@Blair Russell Thanks for the info.  We currently have Z-wave locks that we program via a wink hub.  That works pretty well.  My biggest issue is that we have three and are looking to get at least three more.  Managing everything with three this past summer was very time consuming while still having a full-time job and now we are talking about doubling.  

Thank you for the information.  They signed a 5 year lease with one year renewals.  I will check out the other items you brought up.

I am not familiar with how to evaluate a commercial property that has a state agency as the tenant.  Looking for advice on what to ask for other than the rent rolls and P&L.

I currently have three vacation rentals in Branson, MO and am looking at getting at least another three or more this year.  I use VRBO and am wanting to get a software program that will be able to manage all of properties on VRBO, Homeaway, AirBnB, etc.  Also, I want the program to be as automated as possible even being able to program the access code, deactivate the access code, and even adjust the thermostat up and down prior to and after a guest leaves.  Any ideas?

I have never bought a house on CL but I have sold two in less than a month of posting.  I never give out the address on CL.
