Hey folks,

Just wanted to let you all know of my first experience using the BP Rental Property Calculator. I have evaluated about eight properties with the calculator but yesterday was the first time I have actually presented the report to my bank to ask for a loan. My banker called me in the afternoon and couldn’t say enough about how nice it was to work with someone that was so thoroughly prepared. She thinks she will not only be able to fund the loan to purchase but may also be able to help with rehab funds as well.

I won’t know just how well it will all work out until I get the appraisal back in a couple of days but it was sure encouraging to get such positive feedback from the bank.

I am working on a deal on a triplex in Long beach. It took a long tome to find and I think moving forward I want to begin to look more closely at foreclosures. Have any of you had any experience with the foreclosure websites? or maybe you know of a better way to

Hi JJ Thanks for the Input. I am primarily a buy and hold investor but I am always looking for other opportunities as well. My triplex is a hybrid of sorts. I will need to thoroughly rehab 1 unit and install a new roof before I can rent the third unit for cash flow but at that point the numbers work well. I am beginning to seek other means of finding deals.

the further I get into REI the more I'm liking it.

My biggest problem is the inability to find deals. I spend hours and hours searching the web for deals but none seem to cash flow. I guess the upside is I haven't bought them.

Thanks to all who played a part in getting this forum off the ground. I have a bayou front property on the Mississippi gulf coast that I rehabbed after Katrina. I lived in it for several years and loved it. But after Hurricane Isaac almost flooded it again we moved to higher ground. because of the market at the time I couldn't sell it so I decided to offer it as a VR. I was shocked at how well it went. It took off like a rocket. We never again spent a weekend there because it was nearly always rented. Since, the market has picked and I am looking to move on to more multi family stock I can now sell it and it is now under contract. This is the house that launched my REI activity and it was a great experience. With the right property I will do it again. I recommend it to anyone that has a unique property with something special to offer travelers. Thanks again for this forum.

Hi Everyone,

I am Greg Graves. I have begun investing on the Mississippi Gulf Coast with  waterfront property that I rent out as a vacation rental and a duplex that is fully occupied. So far I am doing well but after a week on BP I can see many things I could have done better. I look forward to working on my next deal with enhanced knowledge and renewed confidence. My primary goal is to acquire rentals to supplement my retirement however I am very open to upping that goal as opportunities come my way. I am very happy to have found BP with all its tools for success. Thank you all for sharing your knowledge and experience.
