I just picked a tenant with a 7 month old child over a 4 year old husky. 

Pretty confident about that decision.

Home visits are a new part of my tenant screen process. If at all possible, I want to eyeball the place where my incoming tenant is moving out of - especially if they have bad credit or some sob story.

I was thinking this exact thing while I was walking through an applicant yesterday. They mentioned their husky is shedding due to the spring warmup and they continuously have hair on their socks. I would love to see if that is representative of their overall cleanliness. I imagine a shedding husky would be difficult to constantly clean up after when it's shedding after winter so I give them some credit there but would still love to see how their place is kept.

Do you reduce your rent by the $1.50 if they complain? I imagine some people might put up a fuss.

Our banks in Canada offer email bank transfers. Very convenient.

There's usually a small transaction fee.

Hi guys, I just had an applicant for a rental unit who has owned his own home for the last 3 years and doesn't have any landlord references. Would I just fall back on the credit/background check? If he wasn't paying his mortgage on time it will show up on the credit report.

I do have alot of other applicants who have references. Would I be safer selecting one of these?

Does the basement room have an egress window - an unobstructed clear opening a minimum 0.35m^2 (542 in^2) with no side length less than 380mm (15").  If the window is {partially} below grade the distance from window to the opposing side of the window well must be no less than 760mm (~30 inches). Note: Some local fire codes may require the distance to be 915mm (36").  Additionally, if the well is more than a certain depth (I cannot recall off the top of my head) you require steps/ladder to ensure someone can climb out of the well.

Yes there are two windows 30" wide just on grade. Both a bit taller than 15".

Hi Gwen, the house is a 3 bedroom with one room downstairs converted to an exercise room. It can technically still be used as a bedroom, just doesn't have a closet.  I like the list as well, I'm definitely going to start using a take home pay vs. gross pay for the income qualifier.
