Post: Zillow vs Realtor.com for Market Values in South Bend

I use Zillow in South Bend by taking all the solds and segregating them by bedrooms and SF.  That gives me a ballpark and I try to buy houses so that if I am off by $5 - 10K it does not matter.  We buy houses in Riverpark from time to time and I just use a base 50K per house.  I adjust up and down for garages and basements and condition.  Do some sell higher and lower?  Yep, but 50K generally works for me.  You have to adjust for repairs of course and I never  (well almost never) buy odd ball houses.  I want the ones we purchase to look like lots of other houses on the block.   So a 900SF 3/1 is going to be pretty close to the rest of the same type of house in the nbrhd.   Lastly.  I like realtors but really they are just going to pull you 5 - 10 comps and send them to you and say. "guess away." which get me into just getting close anyways.

Hey welcome to Bigger Pockets.  We started buying and selling  (and now renting) houses in South Bend a few years ago and it has gone incredibly well.  We just bought our first tax liens in LaPorte County.  If you ever want to collaborate on anything a little east of you or ever want a second set of eyes to look at anything, just let me know!

I don't have a license and do not intend to get one. but, it really depends on what your strengths and weaknesses are.  We all have people who do things for us and we use a local realtor who knows what I like and what I don't and let's me know when thing are available.  It is also nice to have a second set of eyes when I look at properties.  We do mostly buy and hold and do many cash sales so I am not paying a lot in commissions on retail sales - so it all depends but I have no interest in getting a license and do not think it slows me down much at the rate we are going now  (about a house a month).

I am sure there will be people that argue against this point, but I think I make more money than my realtor and I don't want to trade how I am making money now to get the piece he gets.

Simple answer.  No.   For two reasons:  1.  What happens when the vet fails to pay down the road.  Do you forgive that as well?  and 2.  Business is to complicated to start working deals based on good feelings.  Donate and help all you want through other channels and you can do that better and more confidently if your financial house is in order.

Nothing against vets, I'm one but like everyone else being a vet doesn't necessarily make you a good tenant.

$450 for a tax lein in Hamlet Indiana. Legal and prop taxes came to $850 so in the house $1300. Did not touch it, put up a sign and ran a craigslist ad and sold it for $4900 cash in a month!. I didn't get rich but it helped my annual average ROI calc!

Welcome to BP @Deuntae Carr.  I live in Granger and if you ever want to get together to talk property I am always up for that.  @Andrew Sime is pretty close to your neighborhood too.  Also if you are interest in wholesaling an Osceola property I would like to look at it.  Just let me know what you have and what you want for it.  If you have not done anything like this before (wholesaling) we can also go the finder's fee route too.  In any case if you want or need another pair of eyes to look at something I would be happy to help you with that.

@Michelle Finley, we are looking at SW Michigan, so think SW of Kalamazoo.  Cass, Berrien, Van Buren and St. Joseph counties in Michigan.

@Brian Hackman  and @Robyn J. Indy and Fort Wayne are a bit too far for us.  We like to be within an hour to an hour and a half from South Bend.  So we have gone down to Miami, Kosciusko and Pulaski Counties and as far west as Dekalb but  the guys really don't want to drive beyond that for rehabbing.

If they did not let you know before they bounced two checks to you, you can't trust them.  I would evict for not payment unless they meet you with a good check.  There are lots of people out there with troubles and I work with them if they are honest with me.  I have no time to deal with those who are not.
