Haris Warsi Angel-Ty L. Gave out a lot of really good advice with Facebook marketing. The key is consistency with any of the channels you choose. I think once you’ve optimized your ads you can get a really high ROI. Not a get rich quick scheme though. I’ve done a few deals here in charlotte through direct mail and relationships. Happy to discuss more if you like send me a PM. Also interested in any wholesale deals you come across once you start up some marketing.

Isiah Ferguson I would say it depends as always. Do your tenants take care not to cut the surface or place hot pans on it? Is the surface it’s being attached to pretty decent already? I might check out Charlotte Resurfacing for a happy medium between granite and just a thin peel and stick. Might be worth it in the long run. They do tubs, showers and some other stuff too. That or spend the extra money on a solid surface you’ll probably never change it. If that’s the case PM me I can recommend a good granite company that’s pretty reasonable.

Congrats and I'm sorry to hear that on the live in flip...we're on our second one now here in charlotte and it's tough for us juggling other projects along with our own house. Ah well it'll be worth it when it's time to sell ;) Check out Pella Pro Line 450. They're aluminum clad on exterior and wood interior. Average about 330-350/window. Their Impervia line is fiberglass like the Marvin integritys and came in at $380-400/window. If you want something cheaper check out the jeld wen v2500 series in chestnut bronze. Should be around 260-280 on average....

The other offers consisted of FHA, conventional and VA all within 10k of our $205k asking price. We went with the conventional from a strong set of buyers, who even agreed to use our preferred lender! We may just have to relist or contact one of the other bidders...

This past week, we had our first Charlotte rehab appraised by our buyers bank, which came in $20k under our contract price.  We've extended our DD period and ordered our own appraisal to hopefully use as a rebuttal.  Has anyone had luck with the rebuttal process and getting a second opinion on value?

Just as an FYI, we had 8 solid offers in the first week on market...
