We are relatively new to the Tamba Bay area and still working on our investing strategy. I'm considering building a portfolio of condos in Pinellas County (St. Pete, Clearwater etc.) I like the price point and would be able to buy with cash and then BRRRR.

Any investors having success over there?

@Kristian A moreno Renting is not an asset. I would much rather buy my own home, rehab, force appreciation, realize magic of 15 yr fixed amortization (debt paydown) etc. We just relocated and decided to rent, as we research the area. After not having rented in a very long time, I hate having to fight the PM to get the most basic repairs done in a reasonable amount of time. Be the captain of your own ship.

Ok, thanks for the confirmation. I'll probably aim for the singe family properties starting out, as I find they are typically in better areas for my price range.


I listened to a great BP podcast (think it was 265 with Andrew Propst); in this episode he talks about going as big as you can starting out. So I was looking at some 8-plexes, but I'm a bit hesitant to jump straight in to that size property and the issues with tenants sharing walls, etc. I'd also be dealing with commercial loans at that point, so that would perhaps complicate the BRRRR strategy. Has anyone done cash out refi with a commercial loan?

Greetings fellow investors! After months of planning and preparation, I'm finally ready to purchase my first BRRRR income property. My question is: is it best to stick to traditional single family type homes for the 30yr fixed cash out refi conventional mortgage?

Is anyone having success applying the BRRRR strategy to multifamily (2-4 unit)?

Also keep in mind that the new tax bill has done away with the HELOC interest tax deduction; which made them even cheaper historically. I'm still pursuing a HELOC on my primary residence as the rates are still better than other loan products (despite losing the tax deduction.)
