Is this a cash purchase? Depends on your cash-on-cash, your market, and the rate you're used to working with. Of course, you know this but it helps to talk it out. I would pass on the deal because I have better pickings.

Back to BP after a long time away! I've been building my real estate business and got married!

I'm back and looking to learn more real estate techniques. I'd also like to wholesale property and network with potential investors.

I'm a full-time real estate investor and have been since early 2012. I flip houses in the suburbs, purchase rentals, and toying with a few other strategies (notes, lease options).

I love to network, say hello!

I've just about had it today, so I wanted to see what others thought. If you could change anything about your property management company, what would you do and why?

What are some of the headaches you put up with in this "passive" investment?

I spoke to a VC today regarding investment capital for my real estate investment company. The VC told me he was not interested in real estate investment in Michigan at this time, due to the risk. That's fine, but he recommended I work with the US Gov't. I asked what he meant by that and he referred to the new program for "under water" loans.

How do you suppose you can benefit from underwater mortgages?
