Thanks for the response. I made a couple phone calls to the local county zoning department and found out that the property is actually not allowed 2 units, but only 1 unit for how much land is available. It was mentioned to me that it might be possible to apply for a permit for an "accessory apartment" to have a second separate unit, but to have 3 separate units would be pretty much impossible for the zoning of that property. This is really interesting because the property is already set up as 3 individual units with its own separate bathrooms and kitchens.

I'm gonna try digging a little deeper to see what else I can find or if by some miracle it could actually be a 3 unit, because it would be a good investment property at that point and I've been looking for one for months, haha.

Hey everyone,

I'm considering a 2 unit property that can actually be 3 units, but zoning regulation for the property (R1 zone) only allows 2 units maximum for how much land is available to the property. Basically, one of the units can be split into two entirely separate units between the ground level and the basement since each floor would have its own separate full bathrooms and kitchens. There are two locked doors on both ends of the stairs that connects the level (making it very easy to separate the two areas).

I was thinking about trying to live in the basement and rent out the ground level. Can anyone give me any guidance if this is legal or if there's a way I can make it legal? I hope I didn't confuse anyone, but if I did, please feel free to ask questions and I'll answer to the best of my ability.

Is that Beaver Valley that you're referring to outside of Pitt? My girlfriend's uncle is one of the operators there and I'm currently working on a new nuclear design project myself.

Even with all the unfortunate events like Fukushima over the past couple years, nuclear is still definitely coming back. Glad to hear from someone else in the industry on here and welcome!

Hey Ali!

Wow Colorado Springs! I almost had the chance to travel there temporarily for work. You might know of a plant being worked on in Pueblo so I was gonna stay in Colorado Springs (much safer than Pueblo from what I hear), but work said it would be better for me to stay in MD :-(.

I'm very new to the business myself. If you like reading, definitely check out some of the books recommended on the podcasts. They're recommended by people who have been in the business for a long time and have done lots of research so I'd say about as good as it gets!

Hey BiggerPockets!

I'm doing my introduction and first post on here! My name's Cuong (pronounced like Kong) and I am very new to Real Estate as I've only spent the past couple months looking into it. However, I am very excited about it and hoping to continue to learn a whole lot!

I'm 24 years old and originally from Lancaster PA, but after graduating from Penn State two years ago with a bachelors in Electrical Engineering, I've been working as a power systems engineer in Frederick, Maryland since. I very much enjoy the work I do, but started to think about ways to gain financial independence and found Real Estate to be a good complement.

My current goal in Real Estate is to buy and hold enough properties to generate a passive income of $52k/yr or $1k/wk post tax. I'm sure my goal will change as time goes on, but I think this is a good starting point for what I have in mind for the future. I also hope to find a local mentor who i can help with his/her business and learn from the experience at the same time.

The first big thing on my to-do list is to find a multi-unit property close enough to Frederick, Maryland that I can be comfortable with the commute to work (I'm thinking 25 min max). I want to live in one unit and rent out the other(s).

I'm excited to be a part of the community and hoping to learn a lot and one day be able to give back a lot.
