As an agent, I can see why they are asking for it.  I work with a lot of out of state investors here in Cleveland and I spend a good portion of my day driving around, sending videos of properties, etc.  All I want to know is that we are working together exclusively, and you're not wasting my time.  I tell all of my clients to interview agents and make a decision on the one you want to work with.  But just choose one....if I find out they have another agent I usually just bow out.  There are good and bad agents, if you find a good one I would hang on to them!

New MFH properties hitting the market nearly every day in Cleveland....there is a lot of competition though so be prepared and understand you will have some bidding wars.  My team can help if you need some boots on the ground here

I have friends that have rented there for years....seems to be a great place to live and a lot of snowbirds constantly moving there.  I'm sure there are good parts and bad just like anywhere but I think you're safe as long as you find good tenants.  Easy to fly into there now with the new airport

I'd say be more conservative on older properties...in Ohio we have a lot of homes 90-100 years old and I tell investors to be a little more cautious on those.

My guess is it'll be cash flowing in a few years....might have to bite the bullet for a few years but beachfront property is very attractive for a long term hold.

Also keep in mind with sump pumps, it might be wise to have a backup battery for them in case you lose power in a huge storm

We have some areas in Cleveland where you can buy a SFH around 200k and rent it for $2000-2200 in decent areas. Let me know if you want me to send some your way
