Some of us may need more information on the properties. Are there tenants? Are you doing it to spy on your tenants? Are you doing this to get an updated value and condition of a property? And so on.

Hello,

Navigating a new market can indeed be daunting, especially when you're looking for the right investment opportunities. It sounds like having a local expert on your side could really streamline your expansion efforts.

I enjoy helping investors like yourselves find promising multi-family properties or single-family homes and understand the nuances of the Milwaukee market. With a focus on uncovering hidden gems and understanding why some properties linger on the market, I can offer the insights you need.

If you're interested, I'd be more than happy to discuss how we can achieve your investment goals together. Let's connect and explore the possibilities.

Best wishes on your investment journey!

In Wisconsin we do not have a mandatory grace period as of now. The State however, will hold you to the terms of the Tenant Agreement if you try to evict them. You give the tenant a 5-day grace period, so the tenant has 5 days to pay.

@Geoffrey Rickaby if you're going to be recommending PMCs, you should better understand how each operates to protect YOUR reputation.

My manager wrote a blog series here on BP about interviewing PMCs, but if I share the link here the BP moderators will consider it self-promotion:(

I am looking for the blog posts now, thank you.

Hello!

I would like to connect with property managers, or management companies in the Milwaukee area. Since I was added to the Find An Agent program, I am getting several requests for these services. I have reached out to my local network to get some references, but I would like to include BP members as well.

Thank you in advance!

Not sure if she can help you in your location  but I suggest to reach out to @Samantha Fedor here on BP. She is in sales for a larger PM company operating in several states. Tell her I sent you :-)

Thank you! She reached out to me but does not provide services in Wisconsin.

Hi Geoffrey! Are you looking for long term property managers or short term?

My clients would be looking for long term pm's.

You should list the property with an agent. You will get more for the property versus selling it to a private party or wholesaler. I understand the condition of the property may not be great, but if you're just trying to get rid of the property, then why does the condition matter to you?

If they don't need an "official" floor plan, there is a free app where you walk around the room with your mobile device pointed at where the floor and wall meets. It will map out the rooms and give you dimensions including square footage. This is the same app that my photographer uses for my listings.

Welcome to BiggerPockets!

Try connecting with a mentor first. There is a difference between learning via YouTube, to actually practicing the process. Be patient also, it won't happen overnight.

Good Luck!
