As a Rookie Real Estate Investor, I have been working on an excel sheet to capture all the elements that goes into the most accurate calculations for analyzing properties. I was wondering if anyone here would be interested in looking for my sheet and telling me how good it is so i can use it for my future analysis.

Hello again,

So I was wondering if there is a good rule of thumb for the CapEX? I am using the book "Real Estate by the Numbers, YouTube, and the Net", but have not come across a good metric, so I thought I would ask. 

I am building this specific sheet for me assuming our first property is a house hack. Essentially I am just treating it as a single family dwelling since I would be living in the other side. 

Lastly, What would you say is also a good metric for debt service, if you have one as well?

Why cant a person who has a lot of equity thats in pre-foreclosure just sell there home and use that to pay off the balance?

I am having a hard time understanding what you mean by all this.

Where do you see Credit Loss in any of that?

I have not even accounted for Vacancies yet... That is what I am trying to ask in my question.

I do not have any previous experience that is also why I am turning to this for help.

Again, what is the (Operating Expenses, Vacancies, & Repair/Maintenance) Pulled from ? Ex) Do I take 10% Vacancies from their projected rent income and factor that in to the tenants entire expense?  

This is how I have my excel set up with Calcing everything that goes into it. Under the Expense portion should I have columns for "Cap Expenses & Vacancies as well?" If so, what percent should they be taken from... the rent paid by the tenant, overall mortgage....? I hope this is an okay question to ask and that it makes sense. Thanks!
