The whole thing seems intimidating and complex but it's really that simple. Title will do their thing, make sure they can verify chain of title and write insurance, then it's just about bringing the monies to the closing table and both parties signing.

Ok, just for clarification, I don't need nay saying or Debbie downers replying to this post telling me why I should use a real estate agent. I am capable of dping the thing an agent does, most are. My question was how do I make a deal without a real estate agent? Specifically looking for first hand, experienced in being their own agent, investors to give their input and advice. Thanks.

Found a great investment property but trying to keep everything as cheap as possible and do a deal without a real estate agent(nothing against real estate agents). I found the owner of the property and can message them on social media but I'm not sure where to go from there. I've bought a few homes with real estate agents and I'm familiar with you usual steps but are there other things I could do myself to save on closing costs. Title fees, etc... Would love to hear from other who do it themselves!

I am moving out of state for a job opportunity and plan on buy a multifamily house to house hack in this new state. I currently own a home on a VA loan that I plan keeping an renting, at least until the market turns, how do I ensure I can qualify for a second loan? Does the first house have to be under a lease before I can do this? Does the second home being a multifamily make a difference? Thanks.
