@Ryan Holley it is a google sheet that relies on other google sheets so can’t be downloaded. My email address is in the sheet if you want to email me. 

@Bjorn Ahlblad California does seem quite different than other markets and many opportunities (at least 1-4 unit) seem to rely on price appreciation as opposed to cash flow. 

@Bjorn Ahlblad I agree that would be concerning!  I should have been more clear: the inputs on this are not mine, they can be changed by anyone. I was looking for feedback on the spreadsheet itself as an analysis tool, as opposed to the merits of a particular investment. Hope that makes sense. Thanks!

1) Good catch, I’ll fix that

2) what do you see as typical maintenance expense as % of property value?  I’d heard 0.5%-1% was a good conservative estimate  

3) I’ll try to tweak a bit to make it easier to see impact of inputs.  I also plan on adding a way to run scenarios so you can see impact and sensitivity
